Property owners and real estate operators in Abu Dhabi have been given more time to apply for or renew building occupancy certificates, with the deadline extended to November 30.
The Department of Municipalities and Transport (DMT) previously set September 16 as the deadline after granting a grace period.
The extension gives owners additional time to complete the procedures required under Abu Dhabi’s Building Occupancy and Legalisation Certificate Programme.
The occupancy certificate confirms that a building is safe for use and meets applicable health, structural and safety requirements. The framework covers commercial and residential buildings, mixed-use properties and investment villas that fall within the programme.
Depending on the type of property, an occupancy certificate can remain valid for up to five years before it needs to be renewed.
Owners may need to complete several technical requirements as part of the process, including structural stability assessments, Civil Defence and fire safety clearances, gas-system safety certificates, water and plumbing compliance, and checks of air-conditioning and ventilation systems.
The DMT introduced the framework to improve the safety and condition of existing buildings and ensure they remain suitable for occupancy.
Dh1 million fine for non-compliance
Property owners who fail to complete the required application by the deadline could face an administrative fine of up to Dh1 million, as well as an order to correct identified violations.
Buildings without valid occupancy certificates can also face restrictions on registering new tenancy contracts through the Tawtheeq system, according to current reporting on the extended deadline.
Property owners who have already started the process may also be eligible for additional time to complete outstanding technical and regulatory requirements, subject to the applicable approval process. ICA/Expat Media
