Why UAE residents opt to rent than buy homes

DUBAI – Despite apartment and villa sale prices dropping steadily for two years, a recent survey found that only 30 percent of UAE residents have bought property here and 70 percent are still renting.

The figures released in propertyfinder’s recent survey are contrary to other parts of the world such as the UK, specifically England and Wales, where 64 percent own property and only 36 percent are renting.

Year on year we are seeing expatriates staying longer in the UAE, and with rental yields across the emirates ranging from 6 percent to 10 percent for apartments, most people understand the cost of renting for 3 to 5 years could easily cover the deposit.

Yet, 70 percent of respondents still rent.  So why are residents choosing to pay excessive rent amounts and not opting to buy instead?


The main reason cited of the renting community for being opposed to purchasing their homes was affordability concerns. A combined 69 percent of people surveyed said that prices were too high, they couldn’t raise the necessary deposit or they were unable to qualify for the loan amount required to borrow.

Speaking to expatmedia.net, Maricris Abordo, 32, said that she is renting an apartment in Dubai because her budget is tight and she cannot afford to buy an apartment here.

However, Abordo said that she may consider buying property here if given the funds, considering that she has already stayed in the emirate for four years.

Jung Francisco, a photographer and a Dubai resident for five years, told expatmedia.net that he has opted out of buying a property here to avoid hassles.

Francisco cited the transient lifestyle most people have here. “I see some people even leave after two months,” he said, adding that if he were to buy property, he plans to make the investment in the Philippines.

Lucy L., 35, bought a studio apartment in International City when property prices were low ten years ago. “I wanted to invest in another one for my sister as she was coming here to work, but the prices have gone up and getting a loan was tricky. So now we’re sharing my apartment,” she told expatmedia.net.

The number of people staying in the country longer than planned is increasing, with 54 percent ended staying longer than expected.

“It is clear that the want is there, but the high deposit requirements, the fees, the mortgage cap and stringent lending policies, are what’s stopping the market from maturing like its Western counterparts, and if we can overcome these points – I can really see a bright future for the UAE property transaction market,’’ said Lukman Hajje, propertyfinder Group CCO.

UAE property prices are considerably cheaper than in other leading cities in the world and have come down considerably since the peak of the last cycle back in mid 2014.

Expats are staying longer but due to high deposits required, many who would like to buy are being forced to rent.

Mortgage cap regulations require expatriates to make a minimum of a 25 percent deposit for properties under Dh5 million and 35 percent above Dh5 million. Dubai Land Department transfer fees have also doubled to 4 percent.

Even off-plan purchasers being lured by attractive offers quickly learn that the UAE lending policy stipulates a maximum lend of 50 percent on off-plan properties.

However, the stabilization of the market, from the effect of low crude oil prices and the subsequent strength of the US dollar, is seen to have an impact on people’s long-term plans.
